Built in 2011, 3810 SE Division is a staggered four-story, mixed-use building located along a bustling transit-oriented retail corridor. Rather than demolish the historic house originally on the site, we relocated it to face 38th Avenue, preserving an important neighborhood structure and preventing unnecessary construction waste. The property features one level of retail space with three levels of LEED Platinum-certified apartments above. To create a more open and less imposing design, we incorporated a sky-bridge corridor that splits the residential block. At street level, we designed a permeable-surface courtyard with vegetated planters and other fixtures to capture and manage stormwater before it reaches the drainage system, further enhancing the property’s sustainability.
